HBM Consultants is a Limited Liability Partnership specialising in construction monitoring. The company was created to provide a more efficient solution to project monitoring, benefitting both funders and borrowers. We are based in London, with the capability to monitor projects throughout the south of England and further afield if required. The HBM team has over 40 years’ experience and our team has monitored projects from £100k to over £1bn.

HBM Consultants Construction Reporting

 

HBM is typically appointed by funders following outline credit approval or prior to Full Credit Approval.
HBM employs a rigorous process to review project risks and identify and report on technical risks.
We are engaged from pre-credit through the construction phase.
We provide advice and support to both borrowers and funders to best mitigate risks and ensure the project remains fundable.

  • Pre-Credit Reporting

  • Design & Procurement - Completeness and coordination of the design, suitability of the procurement method and chosen contract.
  • Development Appraisal - Review of the construction cost breakdown, allowances for professional fees and other costs.
  • Parties & Consultants - Experience of the developer and professional team.
  • Insurances - Insurance of the works, professional indemnity insurances for the design team.
  • Guarantees & Funder Recourse - Build warranties, defects liability insurance, collateral warranties, bonds.
  • Statutory Requirements - Planning, Building Control, CDM (2015), Party Wall and other third party agreements.
  • Surveys - Suitability of surveys and review of information provided.
  • Construction Phase

  • Progress of the Works – actual progress relative to program, matters affecting time for completion, responsibility for resolution and delay associated risks.
  • Changes to Development Budget - Variations to the contract, changes to the specification.
  • Drawdown Approval - Review of Borrower’s drawdown request.
  • Forecast Cost to Complete - Review of works remaining, cashflow profile, utilisation of contingency, early warnings.
  • Programme & Progress - Progress against planned schedule, utilisation of float, predicted completion date.
  • Other Matters - Site safety, quality of the works, Building Control sign-off, defects liability insurance site inspections, party wall matters, discharge of planning conditions, renewal of insurances, statutory service connections.
  • Unique One Page Format

  • Feedback led reporting structure offers a simple one page summary report covering all key areas.
  • Report summary is supplemented with additional information where necessary.
  • Information requests, borrower dialogue and report preparation process all kept separate to ensure lenders have only summary information to review.
  • Report format ideal for busy lending departments with high volume transactions and limited time to prepare technical inputs for credit process.
